Construction firms are the biggest employers in New Zealand’s major construction hubs, but it can be a frustrating job for those who want to build something bigger than they are.
In fact, New Zealand is the only OECD country that does not allow construction firms to build more than a maximum of four dwellings per site.
That means they cannot build more dwellings on site than are allowed under the national building codes, which include the maximum size of each house and the maximum number of rooms.
The code is meant to protect people living on site from the risk of house fires.
However, it does not say what rules apply to those who use their own homes as temporary homes for workers.
This is where Morrison Construction Company in Hamilton, which has built six homes in the last two years, comes in.
The company has been contracted to build six of the new homes, and it has already completed six.
It has set up a community centre in the site and plans to put up a new hotel in the area.
“It’s an opportunity to be able to build new houses in a location that is relatively un-populated,” says Paul Morrison, Morrison Construction’s general manager.
“The project is also an opportunity for people to come together and share in the process.”
The company is one of a number of local construction firms that are getting help to build the six new houses, and they are all on the same page when it comes to the building process.
The new houses are going to be on the property that Morrison Construction owns.
There is also a third company, Builders & Bakers, which is building three homes for the same purpose.
They are going in separate ways, and the first is for two of the homes.
Morrison Construction will use the new houses to create a community park on the site.
“If we can do this project in the local area, we can have a better quality of life,” says Morrison Construction boss Paul Morrison.
“We can have the opportunity to enjoy the community while building a new home.”
Building a community project will be costly, says Morrison.
But Morrison Construction is getting a lot of help from the New Zealand Department of Conservation to help the process.
“There are many other local companies in New Zeland who are also building homes in this area,” he says.
“So we’re able to give them the same opportunity we have.”
Morrison Construction has already received a loan to help with the project, which will be repaid when the project is finished.
The project will cost about $20 million.
Morrison has had to borrow the money from a private bank for the project.
Morrison says the company is confident the community will benefit from the housing.
“People who want a better life, they need a place to live,” he said.
“A lot of people come into this country, they have families, they are happy.
We’re all looking to contribute to that.”
The first house was built by Morrison Construction in March this year, and will be the home of a young couple who are now expecting their first child.
But the first two houses are expected to be completed by March 2019.
Morrison expects the project to take about three years, and says the final home will have a capacity of about 40 people.
The next project Morrison is involved with is a two-storey home that will be built on the former land of the Waimakariri Dam.
The dam is being demolished to make way for a new highway, but Morrison says it is also going to help bring people closer to the river.
“Waimakara River is very important to the community,” he explained.
“When you look out to the Waihou Valley, you see all these lovely beaches, it’s a beautiful place to have a holiday.”
The next house is expected to start construction this year and will include a community garden, which Morrison says will be used for water sports and other recreational activities.
Morrison said the project would help to bring people into the river and also help the environment.
“They will be using the site as an outdoor recreational area, which we will also be providing a lot more for the local community.”
